You type your square footage and your zip code into a form. Ten minutes later four cleaners are messaging you, the quotes are hundreds of dollars apart, and you have no idea why. That is a lead-generation marketplace working exactly as designed. Finding a house cleaner this way is fast, and it is worth understanding the mechanics before you read those quotes, because the mechanics explain most of what you are looking at.
We run a cleaning company in Portland, so we are not neutral. What follows is the category explained in plain terms, with no claims about any particular platform, plus an honest account of where we fit and where we are the wrong choice.
What a lead-generation marketplace actually sells
These platforms are free for the homeowner. The money comes from the other side. When you submit a request, the platform turns it into a lead and sells that lead to cleaning businesses that have signed up to receive work in your area. Pricing models differ: charging per lead delivered, per contact made, or a cut of the booked job. The platform is a customer acquisition channel that providers buy from.
Two consequences follow from that, and both show up in your inbox.
First, the provider usually pays whether or not you hire them. A cleaner who buys ten leads and books two has to recover the cost of the eight that went nowhere. That cost lives somewhere in the price of the jobs they do win.
Second, speed gets rewarded. The business that replies first tends to get the conversation, so providers who make the platform work for them are set up to respond within minutes. A fast reply tells you something real about their sales process. It tells you nothing about how they clean a bathroom.
Why the quotes come back so far apart
The spread is not usually a mistake. You are getting numbers from businesses that have nothing in common except a category listing.
One quote may come from a person who cleans alone and carries almost no overhead. Another from a two person team splitting the day. Another from a company with payroll, workers compensation, liability insurance, vehicles and an office that answers the phone. A fourth from a business that books the job and sends someone else to do it. Those cost structures are not comparable, and the price gap between them is mostly structural rather than a difference in effort. On top of that, most of those numbers are produced without anyone seeing your home. Some are hourly with an unstated number of hours. Some are flat per visit. Some are an introductory rate for the first clean that settles higher afterward. Before you compare two figures, make them describe the same thing: how many hours, how many people, whether supplies and equipment are included, whether there is a minimum charge, and whether the first visit is priced differently from the ones after it. What the platform checks and what it leaves to you
Vetting varies between platforms, between service categories on the same platform, and between states, because licensing rules are set locally. Some run a check on the account owner at signup. Some verify a license or registration number where the state requires one. Some do neither and say so in their terms. Read the platform’s own description of its screening rather than assuming there is any, and note the date on it, since these programs change.
The gap worth understanding is this one: a check on a business owner is not a check on the person who arrives at your door. Whoever knocks may be an employee, a helper, a relative or a subcontractor, and platform screening of the account rarely reaches them. If a background check matters to you, that is a question for the business you hire, not the app you found them in.
What recourse looks like when something goes wrong
In this model the agreement is between you and the provider. The platform introduced you. That distinction stays invisible until a vase breaks or a crew stops showing up.
Some platforms offer a guarantee covering damage or dissatisfaction. Where one exists it comes with conditions, and the conditions are the whole thing. Find out what it actually covers, whether there is a dollar cap, how many days you have to report a problem, and whether it applies only when you booked and paid through the platform. Paying the cleaner directly in cash after meeting them on the app commonly voids that protection. Read those terms while nothing is wrong, because after something goes wrong the reporting window is often already running.
If the provider carries no liability insurance and there is no platform guarantee, your options for a damage claim are the provider’s willingness to pay, your own homeowner’s policy, or small claims court. None of those is fast.
Confirm these directly with whoever you hire
None of this makes a marketplace hire a bad hire. Plenty of good cleaners get work this way. It does mean the checking is yours to do, and it takes about five minutes.
- Whether the person quoting is the person cleaning, and who else will be in the house.
- Whether they carry liability insurance, asking for the certificate rather than accepting a yes in a chat window.
- What the quoted price covers: hours on site, number of cleaners, rooms included, and who supplies products and equipment.
- The cancellation terms in both directions, including what happens if nobody can let them in.
- Which jobs they do not do. Every cleaner has a list. Getting it before the first visit prevents an argument during it.
- A phone number and email that reach them outside the app, so a scheduling problem does not depend on a platform inbox.
Where we fit, and where we do not

Here is the part a bid never tells you, in our case in advance. Our minimum service charge is $133 and visits run a minimum of two hours. Cleaning visits happen Monday to Friday between 9:00 AM and 5:00 PM, so if you want a house cleaned on a Saturday we are not your company. Office cleaning is the exception and can be scheduled before or after the workday or on weekends.
We take cash, personal or bank check, and online bank transfer through QuickBooks, which adds a 2.95% fee with a $1.25 minimum. We do not take credit cards, PayPal or Venmo. Cleaners may arrive within an hour either side of the scheduled start, and if it runs longer than that we call. Cancelling inside 48 hours is charged at half the service, and if our cleaners cannot get in, the full service is charged.
The same crew returns to the same home wherever possible. Illness, time off and staff changes do cause substitutions, and we do not notify clients in advance when the crew changes. A substitute arrives with full current notes on your home. If you are unhappy with a clean, tell us within 24 hours and we return to touch up the areas you flag. We do not give discounts.
There is also a real list of work we turn down: carpet shampooing, pet messes and body fluids, litter boxes, rooms heavily affected by mold, outdoor areas such as patios, decks, garages and exterior windows, dishes, furniture over 20 lb, and anything above 8 feet. We clean with Mrs. Meyer’s, Bona on hardwood and Bon Ami for scouring, with no bleach, no ammonia and no synthetic fragrance, using our own HEPA-filtration vacuums and washable microfiber cloths. A marketplace is a good tool when you want several numbers quickly, when the job is one time, or when you need someone at short notice outside normal business hours.
