Where we fit in a cleanout.
A cleanout has two halves: emptying the house, and cleaning what is left. We are the second one. Whichever way the first half is being handled, the cleaning works the same.
The family is clearing it
Work at your own pace and book us for the day after the last load goes. An empty house cleans faster, and costs less, than one that is still full, so we would rather wait for the date than work around what is left.
There has been an estate sale
What a sale leaves behind is dust, the marks where furniture stood for thirty years, and the rooms nobody got to. That is our part: floors, bathrooms, the kitchen and the insides of cupboards, ready for a listing or a handover.
A hauling company is doing the removal
Book them first and us second. We do not clear belongings or take anything away, and our crews do not move anything over 20 lb, so the cleaning starts once the property is genuinely clear.

What this is
A one-time deep clean of a property that has already been emptied. There is a $133 minimum service charge and a two-hour minimum visit.
What it is not
We are a cleaning company, not a hauling or junk-removal company. We do not clear belongings, empty storage or take anything away, and our crews do not move anything over 20 lb.
Timing
Book once the removal date is settled rather than before it. Your cleaners may arrive within an hour either side of the scheduled start.
Ovens
Run the oven’s self-cleaning cycle a day or two before we come. Without that cycle we may not have the time to finish the inside, and oven doors stay attached.
Access
We need a reliable way in. If we cannot get into the property the full service is charged, so leave a lockbox code or arrange to meet us with the keys.

If the property also needs hauling, carpet cleaning or mold remediation, those are separate trades. Book them first and tell us the date they finish, so nobody is scheduled over anybody.

A house that has been shut up for months does not need a solvent smell added to it. The non-toxic products we use on every other visit are the ones we use here, so there is nothing to air out before the first viewing.

Do you clear the house out as well?
No. We are a cleaning company, not a hauling company. We do not remove belongings, furniture or rubbish, and our crews do not move anything over 20 lb. Once the property is empty we do the cleaning, which is usually the last job before a listing, a sale or a handover.
What does an estate cleanout clean include?
Every room, top to bottom: inside all cabinets and drawers, inside the oven and refrigerator, baseboards and spot-cleaned walls, every floor vacuumed and mopped, bathrooms scrubbed, and closets and storage areas. With the rooms clear, nothing gets skipped for being under something or behind something.
The house has been shut up for a long time. Is that a problem?
Usually not. It is mostly dust, and it takes longer than a lived-in home rather than being harder. Two things we cannot take on at any price: heavy mold, which is remediation work before it is cleaning, and biohazard cleaning, which needs BBP certification we do not carry. Tell us what you know about the condition and we will say straight away.
How much does it cost?
There is a $133 minimum service charge and a two-hour minimum visit; beyond that the quote comes from the size of the property and the state it is in. An empty house is quicker than a furnished one, so the same square footage costs less once the rooms are clear.
Can you clean before the sale rather than after?
You can book either, but most people book after. Before a sale the rooms are still full, so what you are really buying is a deep clean worked around the contents. Once the house is clear we can reach everything at once, which is both a better result and a shorter visit.
Who usually books this?
Families and executors, and often realtors or property managers acting for them. We are happy to work with whoever holds the keys. We need one reliable way in and one person to give us the notes, so the crew is not fielding three different sets of instructions on the day.
Do you clean the carpets?
No. We do not carry carpet cleaning equipment, so if the carpets need it before a listing, book a carpet cleaner separately and tell us the date, so the two are not scheduled over each other.
How far ahead should I book?
A week or two where you can, and the schedule fills first at the end of the month. Tell us the date the property will be clear rather than the date you hope it will be, and we will build the slot around it.
